Concept
Every project starts with strong foundations.
We begin with the skeleton, resolving the practicalities before layering in detail.
This stage often involves site measures, test-fit layouts, 3D modelling, and material studies; a process of iteration that defines how the space will work and feel.
We also include preliminary budget estimations to ensure expectations are managed.

Documentation
If consents are required, we aim to submit them early in the process, before we resolve the decorative layers of design.
During this stage, our team prepare detailed drawings and specifications that describe every element with precision.
These documents guide consent approval and construction, ensuring the design intent is clearly communicated and the quality of built works are high.

Tender
With technical documentation complete, we issue plans to selected contractors to establish a comprehensive project budget.
While we prefer to work with trusted builders who understand our standards and methods, we also prepare formal tenders with multiple parties when required.
Our goal is always a strong site team with a contract that leaves little room for cost creep.

Sourcing
Our team manages the purchasing of furniture, lighting, fixtures, and materials.
We coordinate orders, deliveries, and installation details, keeping everything aligned with the design.
Access to our trade pricing and supplier network helps maintain quality and timing without complication.

Construction
We stay involved through the build, working closely with contractors and suppliers to ensure the design is delivered as intended.
Our role is to observe, coordinate, and resolve — keeping quality, costs, and timing on track.
It’s a practical, steady presence that carries the project from drawing to completion.
